Introduction:
We aim to cater for the needs of all visitors in our brand new self contained two bedroomed self catering Oak Cottage.

The following statement is a summary of our provision. If you have any specific questions please feel free to call and we will endeavour to help.


Pre-Arrival:

• The Oak Cottage at Annis Hill Farm is situated down a farm lane off Kiln Lane the closest bus stop is 10 min walk at Pennine Drive. (Bus Route 452 to Rochdale Town Center).
• Tram to Rochdale or Manchester is situated on Station Road Milnrow (20min walk)
• Smithy Bridge Station 20min walk routes to Manchester and beyond and West Yorkshire
• Nearest Motorway exit Jnc 21 M62 5mins by car

Arrival & Parking:

• We are situated down the Farm Lane off Kiln Lane
• There is ample parking near the Oak Cottage
• The surface slopes from the car park to the Cottage, there is a slight ramp to the entrance of the cottage and a surface of “pea gravel” surrounds the Cottage
• We can assist guests with luggage
• There is external lights on the Cottage for Guests arriving after dark
  
  
  

Main Entrance:

• Entry to main entrance is via a small ramp through the front door
• The hall way as is the whole of the ground floor has porcelain tiles, with doors leading to Living room left and Dining room and Kitchen right. Both doors 820mm wide
• Stairs lead up to the two ensuite bedrooms
  
  
  

Ground floor rooms:

• Living room has porcelain floors and patio doors
• Dining room has porcelain floors and patio doors, dining table seats six
• Kitchen leads off dining room
• Utility room leads off Kitchen
• Wc/ wetroom leads off utility room
  
  
  

Bedrooms:

• Bedroom one super king size bed with flexibility of becoming two singles, wardrobe and drawers, ensuite has 900mm quadrant shower
• Bedroom two king size double, wardrobes and drawers, ensuite has shower and bath both bedrooms have carpeted under floor heating, ensuites have under floor heating and tiled with heated towel rails
  
  
  

Grounds:

• Situated in a farm setting with views across the countryside
• Horses graze in the nearby fields
• Footpaths and bridleways on door step
• Seating area in front of Cottage

• Owners are available on site
